Buying a home is exciting & informative when you have proper guidance
I’ve heard countless stories about how stressful it can feel to buy a home in the Napa; losing out on offers without clear answers, feeling overwhelmed by the work many homes require, watching properties go pending almost immediately, and seeing prices climb out of reach. While those experiences are common, they are not the experience my clients have.
My approach is hands-on, thoughtful, and rooted in education. I guide you through the entire buying process step by step, beginning with the fundamentals of how our local housing stock was built, then helping you understand the nuance of a complex, competitive, and highly specific market.
Because of my knowledge of residential construction, you’ll have a clear understanding of the age, condition, and likely costs associated with each of a home’s major systems, often with more clarity than other buyers competing alongside you. This educational foundation is designed to build real confidence in homeownership, making a major purchase feel manageable and ensuring you feel prepared to care for and invest in the many moving parts that make up a home.

So what does the process look like? Whether you’re buying for the first time or simply want a clear refresher, here’s what you can expect when you reach out.
First things first We will jump on a FaceTime call (or a phone call if you prefer that). We will discuss your ideal new home, the neighborhood and your non-negotiables. Do you need an extra bedroom for an office? Large back yard? Close to Highway 29 or Silverado Trail? Do you want to be in the Old Town historical district? This is the time for you to tell me everything you want in a home and we can fine tune it later. I will have my own input and we will draft an outline of the home we are looking for in Napa.
We must discuss your budget If you have been pre-approved we will create a range that fits your budget and find a number that allows you to choose between turn-key and fixers depending on your preference. If you are not pre-approved allow me to refer a few top notch lenders to choose from. I only refer them because they are hard working, active and engaged in the market and have not let me or my clients down and have excellent reputations. I only refer people you want in your corner come offer day who are ready to work for you.
Starting the home search The way I familiarize myself with Napa inventory is by attending the weekly broker tour meetings that my office holds as well as the Napa MLS chapter. At each of these meetings there are private open houses held to realtors only for homes that are about to hit the market. These meetings allow me to get a feel for the listings so when you text me the Zillow link I can proudly say, "I have been in that home and think it would be worth our time to see it together." When we tour properties together I will be pointing out everything that catches my attention that is important. I will teach you what to look for in a home beyond cosmetics. Things that will cost you money like foundation style and lifespan, health of the structure, how to spot shortcuts taken in remodels. What's the neighborhood like? All I ask you is to teach me what you like and dislike.
We make an offer When you find the one, we will be prepared. We will have already reviewed the documents included with the offer package so nothing feels rushed or uncertain on offer day. In many cases, our strategy may involve submitting a non-contingent offer, something I’ll walk you through carefully, supported by a thorough review of disclosures and, when appropriate, pre-inspections so that removing contingencies feels informed and secure. In the days leading up to the offer, I’ll study recent comparable sales, share where I believe the final price is likely to land, and recommend a competitive offer strategy. The final decision is always yours. Together, we’ll also craft a thoughtful narrative that reflects who you are and what draws you to the home, and I will advocate relentlessly on your behalf throughout negotiations. Every situation is unique, that’s part of what makes this work meaningful, but one thing never changes: if you truly want the home, I will do everything possible to help you secure it.
We win, close, and bring you home Once your offer is accepted, we’ll celebrate, maybe even shed a few happy tears, and then begin the escrow process. I’ll guide you step by step through what happens next, from transferring funds to recording title, revisiting each stage as often as needed so you always feel clear and confident. Much of this phase happens through documents and signatures, but you will never be navigating it alone. I’ll remain by your side to answer questions, coordinate details, and keep everything moving smoothly. And when the deed is officially recorded, I’ll be there to hand you the keys to your new home and welcome you into the next chapter of your life.
