Ben Griffin Real Estate
Shaped by a childhood on the construction site, with a background in high-end hospitality and tech, and a deep understanding of Napa.

Ben Griffin | Napa REALTOR
My goal as a realtor is simple: protect my clients’ interests and earn trust through action, not promises. I don’t expect to change the industry overnight, but I do believe it changes one client at a time, starting with how I show up every day.
My father ran his own general construction company, and I grew up learning how homes are actually built. My mother’s work in the wine industry, personal training, and now real estate instilled a people-first approach that still guides how I work today.
That combination of hands-on construction literacy and relationship-driven service defines my approach to real estate.

With buyers, my work is education-first. Every home tour is an opportunity to understand a property’s systems, structure, and long-term implications of ownership. I believe informed buyers make confident decisions, whether that means moving decisively or choosing patience. My role is to help you understand not just what you’re buying, but what it will require, now and years down the road. Success isn’t just winning the home; it’s feeling good about owning it long after the keys change hands.
With sellers, I bring the same intentionality. Preparation is never cosmetic alone. I advise on design, light construction and functional upgrades, and permitting strategy. Good design is strategic, and every recommendation I make is filtered through both intuition and return-on-investment for my clients. The goal is simple: improve the home in the right ways, reveal its full potential, and position it to achieve the strongest result the market will bear.
Napa is not a generic market. Its neighborhoods, history, and housing stock vary dramatically, from preserved 1800s homes to some of the most valuable vineyard properties in the world. Working successfully here requires local fluency, thoughtful analysis, and respect for what makes each property distinct. My approach is data-driven but human-centered, balancing market realities with the emotional weight of buying or selling a home.

Though early in my career, I’ve had a strong first year working with both buyers and sellers, and I approach every client relationship with long-term stewardship in mind. I don’t disappear after closing. I aim to be a resource for future decisions, questions, and opportunities for as long as you own your home.

Helping people understand where they live, and feel confident in that choice, is work I care deeply about. I look forward to guiding you through it. Let’s find your home.
Here's How to Buy in Napa
Thinking about buying your first home, or ready for a fresh start? Even in a competitive Napa Valley market, the right preparation and guidance can make all the difference. Here’s what working together looks like.
First things first We will jump on a FaceTime call (or a phone call if you prefer that). We will discuss your ideal new home, the neighborhood and your non-negotiables. Do you need an extra bedroom for an office? Large back yard? Close to Highway 29 or Silverado Trail? Do you want to be in the Old Town historical district? This is the time for you to tell me everything you want in a home and we can fine tune it later. I will have my own input and we will draft an outline of the home we are looking for in Napa.
We must discuss your budget If you have been pre-approved we will create a range that fits your budget and find a number that allows you to choose between turn-key and fixers depending on your preference. If you are not pre-approved allow me to refer a few top notch lenders to choose from. I only refer them because they are hard working, active and engaged in the market and have not let me or my clients down and have excellent reputations. I only refer people you want in your corner come offer day who are ready to work for you.
Starting the home search The way I familiarize myself with Napa inventory is by attending the weekly broker tour meetings that my office holds as well as the Napa MLS chapter. At each of these meetings there are private open houses held to realtors only for homes that are about to hit the market. These meetings allow me to get a feel for the listings so when you text me the Zillow link I can proudly say, "I have been in that home and think it would be worth our time to see it together." When we tour properties together I will be pointing out everything that catches my attention that is important. I will teach you what to look for in a home beyond cosmetics. Things that will cost you money like foundation style and lifespan, health of the structure, how to spot shortcuts taken in remodels. What's the neighborhood like? All I ask you is to teach me what you like and dislike.
We make an offer When you find the one, we will be prepared. We will have already reviewed the documents included with the offer package so nothing feels rushed or uncertain on offer day. In many cases, our strategy may involve submitting a non-contingent offer, something I’ll walk you through carefully, supported by a thorough review of disclosures and, when appropriate, pre-inspections so that removing contingencies feels informed and secure. In the days leading up to the offer, I’ll study recent comparable sales, share where I believe the final price is likely to land, and recommend a competitive offer strategy. The final decision is always yours. Together, we’ll also craft a thoughtful narrative that reflects who you are and what draws you to the home, and I will advocate relentlessly on your behalf throughout negotiations. Every situation is unique, that’s part of what makes this work meaningful, but one thing never changes: if you truly want the home, I will do everything possible to help you secure it.
We win, close, and bring you home Once your offer is accepted, we’ll celebrate, maybe even shed a few happy tears, and then begin the escrow process. I’ll guide you step by step through what happens next, from transferring funds to recording title, revisiting each stage as often as needed so you always feel clear and confident. Much of this phase happens through documents and signatures, but you will never be navigating it alone. I’ll remain by your side to answer questions, coordinate details, and keep everything moving smoothly. And when the deed is officially recorded, I’ll be there to hand you the keys to your new home and welcome you into the next chapter of your life.

Considering Selling?
Every home has a different story, and selling it well requires more than a checklist. At the center of it all is what matters most — your timeline, your priorities, and the outcome you want to achieve.
We discuss your timeline We’ll connect in person or by phone to talk through your goals for the sale. Are you purchasing another home with the proceeds? Where will you live in the meantime? Is there a minimum net you need for the move to make sense? How long have you owned the home, and what improvements have you made? Is anyone else on title, or are you acting as a trustee?
We align on a strategy Once you’re ready to proceed, we’ll sign the listing agreement and outline a preparation plan. Together, we’ll identify any updates — such as kitchens, bathrooms, flooring, paint, or landscaping — that could meaningfully increase value and return. I’ll gather bids, coordinate the work you approve, and oversee the process through completion. At the same time, we’ll complete inspections, walk through required seller disclosures, and assemble the full disclosure package. This early preparation not only builds buyer confidence, but also begins shaping the story we’ll tell when marketing your home.
We go live After preparation is complete, we’ll schedule photography, build a dedicated property website, and craft thoughtful marketing copy that highlights the home’s character and strengths. Your listing will then launch on the MLS, be shared across my network, and open for private showings and weekend open houses. This exposure period typically lasts about two weeks before we review offers.
We take offers and move into contract We’ll select an offer date based on market activity and buyer interest. Negotiations vary depending on the number and strength of offers, and we’ll review each one together so you can make a confident, informed decision. Once an offer is accepted, we open escrow — and you’re officially in contract.
We close and celebrate Most escrows close in about 21 days, though timelines can be shorter or extend to around 30 depending on the terms. During this period, documents are finalized and funds are secured in escrow. On closing day, keys are delivered, proceeds are released to you, and you step into whatever comes next — ideally with a smooth experience and a successful result to celebrate.
